Sales Rise Above the Five-Year Average as Prices Reach New Highs

May marked an important milestone for Winnipeg’s real estate market, as overall MLS® sales climbed above the five-year average for the first time in 2026. According to the Winnipeg Regional Real Estate Board (WRREB), strong demand and improving inventory levels helped support an active spring market, while residential detached home prices reached a new record for the month of May.

Although overall sales activity remained slightly below the exceptional pace set in May 2025, the market continues to demonstrate long-term strength with healthy buyer demand and steady price growth.

All MLS®: Strong Spring Activity Continues

Across all MLS® areas in the Winnipeg Regional Real Estate Board market region, May recorded:

  • 1,200 residential detached home sales

  • 247 condominium sales

  • 136 residential attached (townhouse) sales

The year-to-date average residential detached home price now sits at $474,837, representing a 4% increase over the same period in 2025.

One of the key takeaways from this month’s report is that All MLS® sales rose above the five-year average for the first time in 2026, while active listings also moved above both last year’s level and the five-year average. These trends suggest that more inventory is beginning to enter the market while demand remains healthy.

Inside Winnipeg: Record Pricing in the City

Within Winnipeg, the market remained active throughout May:

  • 780 detached homes sold

  • 202 condominium sales

  • 100 residential attached sales

The year-to-date average detached home price in Winnipeg has reached $489,833, reflecting a 5% increase over last year.

During May, Waverley West recorded the highest number of residential detached home sales in Winnipeg, followed by St. Vital, River Park South, and West Kildonan.

Outside Winnipeg: Regional Markets Remain Active

Communities outside Winnipeg also continued to see steady activity:

  • 420 detached homes sold

  • 45 condominium sales

  • 36 residential attached sales

The year-to-date average residential detached home price outside Winnipeg now sits at $445,233.

The Steinbach area recorded the highest number of residential detached home sales outside Winnipeg, followed by the Niverville/Ritchot area, highlighting the continued demand for homes in growing regional communities.

Several notable trends emerged from May’s report:

  • Condominium sales increased compared to last year for the first time in 2026.
