Winnipeg Real Estate Market Update: June 2026

Sales Outpace Last Year for the First Time in 2026 as Prices Continue to Climb

June marked a significant milestone for Winnipeg’s real estate market, with All MLS® sales surpassing both last year’s level and the five-year average for the first time in 2026. According to the Winnipeg Regional Real Estate Board (WRREB), June saw All MLS® sales, active listings, and dollar volume rise above both last year and the five-year average, while residential detached average prices reached their highest June level on record.

Residential detached home prices also reached their highest June average on record, while year-to-date average prices for both residential detached homes and condominiums set new records through the first half of the year.

All MLS®: A Strong Start to Summer

Across all MLS® areas in the Winnipeg Regional Real Estate Board market region, June recorded:

  • 1,229 residential detached home sales

  • 222 condominium sales

  • 112 residential attached (townhouse) sales

The year-to-date average residential detached home price now sits at $477,169, representing a 4% increase over the same period in 2025.

June also marked the first month in 2026 where All MLS® sales exceeded both last year and the five-year average, while active listings also remained above both benchmarks. These results reflect a healthy balance between growing inventory and continued buyer demand.

Inside Winnipeg: Record Pricing Continues

Within Winnipeg, the market remained active throughout June:

  • 805 detached homes sold

  • 197 condominium sales

  • 82 residential attached sales

The year-to-date average detached home price in Winnipeg has reached $491,301, up 4% compared to the first half of 2025.

During June, Waverley West recorded the highest number of residential detached home sales in Winnipeg, followed by River Park South.

Outside Winnipeg: Strong Regional Demand

Communities outside Winnipeg also posted strong results during June:

  • 424 detached homes sold

  • 25 condominium sales

  • 30 residential attached sales

The year-to-date average residential detached home price outside Winnipeg now sits at $449,550, an increase of 3% over the same period last year.

Outside the city, the Steinbach area recorded the highest number of residential detached home sales, followed by the Gimli area.

Although year-to-date sales remain below the exceptional pace set in 2025, June’s performance signals continued strength in Winnipeg’s real estate market as we move into the second half of the year.
