Confidence Builds, Inventory Shifts, and Buyer Momentum Continues

The Winnipeg real estate market remained active in June 2025 as buyer confidence held strong across all property types. While low inventory continues to shape competitive conditions, recent stats from the Winnipeg Regional Real Estate Board highlight new records in price growth, a surge in luxury activity, and regional trends that point to smart, strategic movement across the board.

All MLS® Snapshot: More Sales, Higher Prices

Across all MLS® areas, June recorded 1,211 residential detached home sales, up 8% from last year. Condo sales hit 227, a 10% increase, while 113 townhouses were sold.

Year-to-date, the average price for residential detached homes across the full region reached $460,790, a 9% increase over this time last year, according to the Winnipeg Regional Real Estate Board’s June 2025 Market Release. This momentum reflects strong buyer interest in both city and surrounding markets, especially in move-in-ready homes between the $400K–$499K range.

Inside Winnipeg: Detached Prices Hit New Heights

Winnipeg saw 809 detached homes sold in June, along with 189 condos and 81 townhouses.

Detached home prices hit a new milestone, with a year-to-date average of $472,880, up 8% from June 2024. This growth marks the highest average on record for this time of year. Notably, the majority of buyer activity remained concentrated in listings under $500K, where inventory continues to be tight and competition is strongest.

Outside Winnipeg: Rural Demand Stays Strong

Detached home sales outside the city totalled 402, accompanied by 38 condos and 32 townhouses sold in June.

The year-to-date average detached price in these regions rose to $438,377, up 9% compared to last year. With larger lots, newer construction, and quieter community settings, rural properties continue to attract steady interest, especially in areas like Steinbach, Niverville/Ritchot, and West St. Paul.
