Winnipeg Real Estate Market Update: July 2026

Record July Prices Highlight a Market Holding Steady Despite Softer Sales

July brought continued price strength to Winnipeg’s real estate market, with both residential detached homes and condominiums reaching new record average prices for the month of July. According to the Winnipeg Regional Real Estate Board (WRREB), while overall sales remained below last year’s pace, monthly MLS® sales have stayed within 5% of the five-year average throughout 2026.

The combination of record pricing, increased active listings, and sales remaining close to longer-term averages highlights a market showing continued stability through the summer season.

All MLS®: Record Prices Continue

Across all MLS® areas in the Winnipeg Regional Real Estate Board market region, July recorded:

  • 1,054 residential detached home sales

  • 187 condominium sales

  • 104 residential attached (townhouse) sales

The year-to-date average residential detached home price now sits at $473,124, representing a 3% increase compared to the same period in 2025.

Although All MLS® sales were down 9% from July 2025 and 1% below the five-year average, active listings increased 9% year-over-year and edged 1% above the five-year average. At the same time, average prices for both residential detached homes and condominiums remained above last year and the five-year average.

Inside Winnipeg: Stable Activity and Strong Pricing

Within Winnipeg, the market remained active throughout July:

  • 665 detached homes sold

  • 164 condominium sales

  • 79 residential attached sales

The year-to-date average detached home price in Winnipeg has reached $486,005, up 3% compared to the same period last year.

During July, Waverley West recorded the highest number of residential detached home sales in Winnipeg, followed by West Kildonan.

Outside Winnipeg: Regional Activity Continues

Communities outside Winnipeg continued to see activity across several property types during July:

  • 389 detached homes sold

  • 23 condominium sales

  • 25 residential attached sales

The year-to-date average residential detached home price outside Winnipeg now sits at $448,548, an increase of 3% over the same period in 2025.

Outside the city, the Steinbach area recorded the highest number of residential detached home sales, followed by the Morden/Winkler area.

Key Market Highlights

Several notable trends emerged from July’s report:

  • Residential detached and condominium average prices reached new July records.

  • Monthly MLS® sales have remained within 5% of the five-year average throughout 2026, despite softer year-over-year results.

  • All MLS® active listings increased above both last year’s level and the five-year average, giving buyers more choice in the market.

  • Condominium average prices reached a new July record despite sales falling 21% from last year and 12% below the five-year average.

  • Year-to-date average prices for both residential detached homes and condominiums remained above last year and the five-year average.

While sales activity continues to trail the stronger market seen in 2025, July’s results show a market that remains close to long-term activity levels while prices continue to demonstrate strength.
