Winnipeg Real Estate Market Update: February 2026

Condominium Prices Reach Record February Average as Sales Trail Last Year

February’s real estate activity in Winnipeg reflected a market still finding its pace in the early months of the year. According to the Winnipeg Regional Real Estate Board (WRREB), while sales activity across several property types remains below the levels seen in early 2025, pricing has remained stable in many segments of the market.

One notable highlight from February’s report is the condominium market, where the average condominium price reached its highest February level on record. At the same time, residential detached home prices remained statistically even with February 2025, indicating continued price stability despite lower overall sales activity. 

All MLS®: Sales Remain Below Last Year While Prices Hold Steady

Across all MLS® areas in the Winnipeg Regional Real Estate Board market region, February saw the following activity:

  • 489 residential detached homes sold

  • 118 condominium sales

  • 90 residential attached (townhouse) sales

The year-to-date average residential detached home price now sits at $445,448, reflecting a modest increase compared to last year. 

While sales levels remain below February 2025, the current trend aligns more closely with market activity seen in 2024.

Inside Winnipeg: Stable Pricing in the City Market

Within Winnipeg, housing demand remained active across several property types:

  • 339 detached homes sold

  • 97 condominium sales

  • 70 residential attached sales

The year-to-date average detached home price in Winnipeg has reached $458,594, representing a year-over-year increase in the city’s housing market. 

During February, Highland Pointe and Waverley West recorded the highest number of residential detached home sales within Winnipeg.

Outside Winnipeg: Activity Continues Across Surrounding Communities

Communities outside Winnipeg also recorded ongoing real estate activity throughout February:

  • 150 detached homes sold

  • 21 condominium sales

  • 20 residential attached sales

The year-to-date average residential detached price outside Winnipeg is $418,262, reflecting price levels across the broader market region. 

Outside the city, the Steinbach area recorded the most residential detached sales, followed by the Morden/Winkler area.

Key Market Highlights

Several notable trends emerged from February’s report:

  • Condominium prices reached their highest February average on record. 

  • Residential detached prices were statistically even with February 2025. 

  • Overall MLS® sales remain below the pace set in early 2025.

The Winnipeg Regional Real Estate Board notes that limited housing supply continues to affect residential markets across Canada, including in the Winnipeg region. As the spring market approaches, inventory levels and activity typically increase, bringing more options to buyers and sellers.
