December recorded 752 total MLS® sales, reflecting seasonal conditions and a slower pace compared to earlier months. Active listings finished the month at 2,292, continuing a trend of constrained supply across much of the market.

Sales activity by major residential property type included:

  • 466 residential detached sales

  • 129 condominium sales

  • 65 residential attached (townhouse) sales

While monthly activity softened, pricing strength remained a defining theme of the year:

  • 2025 year-to-date average detached price (All MLS®): $451,852

This sustained pricing underscores the long-term stability of Winnipeg’s housing market, even as short-term activity fluctuates.

Inside Winnipeg: Stable Values Amid Seasonal Cooling

Within Winnipeg, December sales reflected the broader seasonal slowdown:

  • 299 detached home sales

  • 109 condominium sales

  • 54 residential attached sales

The 2025 year-to-date average detached price in Winnipeg reached $462,224, highlighting continued demand for city properties throughout the year. Limited inventory and steady buyer interest helped maintain balanced conditions despite fewer transactions in December.

Outside Winnipeg: Consistent Demand in Surrounding Communities

Markets outside Winnipeg also experienced a quieter December, with:

  • 167 detached sales

  • 20 condominium sales

  • 11 residential attached sales

The 2025 year-to-date average detached price outside Winnipeg was $432,654, reflecting strong performance across surrounding communities. Tight supply and lifestyle-driven demand continued to support pricing through the end of the year.
