Winnipeg Real Estate Market Update: August 2025

Record Prices, Softer Sales, and a Market Finding Its Balance

The Winnipeg real estate market in August 2025 showed a mix of highs and lows. While overall sales activity slowed compared to last year, detached and condominium prices both hit record-high averages for August, underscoring strong demand in key segments. According to the Winnipeg Regional Real Estate Board, dollar volume also rose year-over-year, reflecting the value buyers are placing on today’s market opportunities.

All MLS® Snapshot: Record Prices Amid Fewer Sales

Across all MLS® areas, sales totaled 1,402 in August, down 5% from last year and 3% below the five-year average. Detached sales reached 970, also down 5%, while condominium sales came in at 204, a 3% dip compared to August 2024. 

Even with fewer transactions, prices moved higher. The average detached price was $450,596, up 8% year-over-year, setting a new high for August. Condominiums followed the same trend, with an average price of $280,143, up 4%. Total MLS® dollar volume exceeded $561 million, a 3% increase despite lower sales.

Year-to-Date Perspective: Detached Homes Lead the Way

Looking at 2025 so far, detached homes continue to drive the market.

  • Detached sales: 7,367 (up 5% from 2024)

  • Average detached price: $456,726 (up 8%)

  • Condo sales: 1,571 (up 2%)

  • Average condo price: $281,261 (up 2%)

This marks the eighth consecutive month in 2025 where detached homes set a new monthly average price record, a trend that highlights the continued strength of Winnipeg’s housing market.

What This Means for Buyers and Sellers

For sellers, August’s numbers are a strong signal. Record-high pricing and rising dollar volumes show that buyers are still willing to pay for well-presented homes, especially detached properties.
