Average Prices Continue to Climb as Spring Market Activity Builds

April brought continued momentum to Winnipeg’s real estate market as spring activity increased across the region. According to the Winnipeg Regional Real Estate Board (WRREB), residential detached and condominium average prices continued to rise, while overall MLS® sales remained generally in line with long-term market averages despite trailing last year’s pace.  

One of the biggest milestones from April’s report was that the average residential detached home price in Winnipeg surpassed $500,000 for the first time on record, highlighting the continued upward pressure on pricing in the city market.  

All MLS®: Pricing Strength Continues Across the Market Region

Across all MLS® areas in the Winnipeg Regional Real Estate Board market region, April recorded:

  • 908 residential detached home sales

  • 192 condominium sales

  • 123 residential attached (townhouse) sales

The year-to-date average residential detached home price now sits at $473,642, representing a 4% increase compared to the same period last year.  

While sales activity remains below the record-setting pace of 2025, April’s results stayed close to the five-year average, reflecting a market that remains active despite tighter inventory conditions.

Inside Winnipeg: Record Pricing in the City Market

Within Winnipeg, the market remained active throughout April:

  • 604 detached homes sold

  • 169 condominium sales

  • 102 residential attached sales

The year-to-date average detached home price in Winnipeg has reached $487,009, while the average detached home price for April alone climbed above the $500,000 mark for the first time on record.  

During April, Waverley West recorded the highest number of residential detached home sales in Winnipeg, followed by River Heights.

Outside Winnipeg: Continued Demand in Surrounding Communities

Communities outside Winnipeg also saw steady activity throughout April:

  • 304 detached homes sold

  • 23 condominium sales

  • 21 residential attached sales

The year-to-date average residential detached home price outside Winnipeg now sits at $446,449.  

Strong demand continues across several surrounding communities, particularly in growing regional markets such as Steinbach and Morden/Winkler.

Key Market Highlights

Several trends stood out in April’s report:

  • Residential detached average prices reached a new April record, rising 8% above the previous April record set in 2025.  

  • Condominium prices also continued to rise, with average prices increasing 6% year-over-year.  

  • MLS® sales remained below last year’s pace, but stayed relatively aligned with five-year averages.

  • Inventory levels increased from March to April, a positive sign as more listings begin entering the spring market.  

The Winnipeg Regional Real Estate Board noted that while the market is not currently matching the exceptionally strong pace of 2025, current results remain healthy when viewed against longer-term averages.
